Design for Two Bedroom House to Meet NHBC Requirements in Salford

You have been asked to develop a simple design for a two bedroom (double and twin), two storey house to be built in Salford. This is to meet NHBC requirements. Your client is keen to understand how the designs you proposes comply with or exceed the building regulation and what changes if any the home owner will be able to make without applying for planning permission.

The site has good bearing capacity and strip foundations should be adequate. It is not in a flood plain. All major services are available. The front elevation of the house is to be south facing. The house is to use cavity wall construction and be rectangular in plan. Where possible brick dimensions should be used. The roof is to be pitched using trusses and provision should be made for solar panels. The house is to have two gable walls with no windows in the gable walls. One of the gable walls is also to be a party wall. Spaces are to be design for efficient use of space and furniture layouts are to be shown on the drawings. External works need not be included in your proposals.

To describe your design you are to place the following on one a1 sheet.

5)Gable Elevation
6)Section

These are to be produced at 1:50

The A1 sheet is to have a title block and the contents should be cross referenced with section lines etc where appropriate.

The presentational style should be appropriate for building control submission.

On a second A1 sheet you are to provide a table identifying how your house design comply with the building regulations in England. Consideration should be given to the total range of building regulations. Where you are making assumptions in order to show compliance this should be indicate. Also where you have exceeded the regulations this should be indicated. The notes should be reference to the specific clause in the building regulations. The application of these notes should be numbered with the first part of the annotation being the part of the building regulations. These annotations should then be applied to the first sheet to demonstrate how the regulations have been met.

Regulations which are in the process of being published should also be considered. Sketch details on the second sheet should also be provide of the roof, ground floor and roof make up with U value calculations and stair detail.

Description

On a separate sheet you are also to provide a statement (200 words max) of how the design could be amended by the homeowner under the allowances for permitted development.

Both the design of the 2 bedroom house, the understanding of the building regulations and permitted development will be supported with lectures and tutorial sessions as part of this module.

The tutorial will be used to provide formative feedback on student work.

1.To provide students with the skill to prepare prescriptive and performance specifications.

Word count/ duration 
Your assessment should be presented as noted within the brief task requirements. There will be no penalty for exceeding word count. 
Feedback arrangements
You can expect to receive feedback and coursework marks within 15 working days of your submission and will be loaded into Blackboard. 
You have an opportunity to gain formative feedback on your proposed submission via the support sessions however, formative written feedback will only be given on production of written work and this will only be given once.

Sessions will be held in a virtual environment through Blackboard Collaborate and on campus as the issued timetable. If further support is required, these MUST booked by appointment. If you fail your assessment, and are eligible for reassessment, you will need to resubmit on or before (Date to be confirmed).  You will be asked to resubmit the same piece of work unless advised otherwise.

For students with accepted personal mitigating circumstances, this will be your replacement assessment attempt.
